Thanks for watching! On a personal level I really really like Sanur. I think it's almost the perfect mix of beach, walkability, bars and restaurants. The new big complex there can only add to what was already there. If I was looking at a place to buy to live it'd be up there. If I was looking to buy as an investment I would wonder if the value is there. It's hard to get land close to the action and the amount of development there means that the returns aren't going to be as high. I've stayed there a few times relatively cheaply. Still money to be made! Just maybe not as much % return as other places

I think Nyang Nyang is another great place as an investment! I love the beach there. It’s probably closer to Uluwatu temple than Uluwatu is so it’s nice and close to the tourist attractions and already has some high end resorts in the area. Can’t go wrong!

Hey mate. I do go over some of it in the book but when it comes to the legal stuff my main advice is always to seek a professional opinion as the rules can change quickly. For an overview though; I do have a PT PMA, if you plan to run a villa as a business such as rentals or short term rentals you absolutely need one. Plenty don’t and just don’t pay taxes and try to fly below the radar but eventually it’ll all fall down if you do it that way. If you’re being told you don’t need one they are doing things outside what is strictly the law. Taxes are also very favourable if you have a pma. We did consider freehold land through our pma but prices are generally substantially higher and if you want to sell it’s more difficult as less people are searching for freehold properties. Legally it’s quite easy with a pma. It’s always going to be a game of which method fits your long term plan.

Definitely can do that for sure! For me it's not a factor. I don't have or plan on having children.

It’s been a long time since I’ve owned the gh5 but I believe you can adjust contrast in camera on the standard profiles. Not on vlog though.

I always expose for skin tones even when shooting vlog so generally I like to have the light meter showing a 0 in evenly lit scenarios. Where possible I shoot in 24fps with 1/50 shutter speed. I’ll occasionally shoot 60fps but only when I absolutely need slow motion. I prefer to use real time movement.

Great questions! I’ll answer them as best I can. 1. 6million is still possible with legwork to find it. 7-8 is easier to find off the shelf. Sure I’ve seen the same 15-20million blocks but it’s optimistic by the seller. You can do a lot better than that price wise with some research. 2. Yep 500 euro isn’t possible. The numbers in this are in Aud and for two 1 bedroom units which is in my opinion the most efficient way to split up 2 are of land so when I say $500 I’m saying $250aud per unit per night. 3. 80% is conservative. I have real world experience and we were at 90%+ in Bingin. Just look at Airbnb bookings. Most new villas over the next 30 days are already at 70-80% and they will fill most of those spare dates with last minute bookings. Sure some never reach that but that’s on them and their marketing/management 4. Roi of under 20% is definitely the norm if you buy off plan as a lot of your profit goes to the developer. You wouldn’t get land and two villas for 290k Aud if you bought off plan with a developer it’d be closer to 500k. They need to make a profit. These figures are if you do the legwork yourself finding land and then sourcing contractors etc to build the project. It’s more legwork but the payoff is higher returns. My source for a lot of the information is a mix of airdna for rental and occupancy data, collecting and collating data on land prices over the last 6 months and over 2 years experience in investing and renting out our own villa in Bali.

Leg work. Call people, message everyone. Put yourself out there looking for land. Not everyone is charging stupid prices. If you just search online the prices will be at the top end

It's nothing to do with Bali. It's more to do with what you lose by not retiring to Australia. We'd be more isolated from our family and friends. We'd not have access to the level of healthcare and critical infrastructure that we get in Australia. The benefits of retiring overseas (lower cost of living) currently don't outweigh the downsides for us. That being said we change our minds quickly on things so in another 5 years who knows, maybe we'll be looking to retire overseas again.

​@@RoryandCasey I guess it more questions your not even near retirement age currently, flying back to aus is not a big trip at all if you have some serious medical or the routine oil change :)... for the savings of lower cost of living and with retirement superannuation and being that the villa was an investment property and in turn would just rent out the home in australia to keep that stream of income... i get really that its taxable income verse say a investment in aus which can be negative geared and lower the tax bracket and be that long term peice of investment... i also write this with some form of bias as your villa is an exact idea of what my missus and myself wish to do and invest to bali, being that we are in perth along with all extended family, is absolutely a different scenario - a 3 hour flight to bali back and fowarth is absolutely nothing and everyone has different circumstances and scenarios

@Mavo1989 oh 100% I don't disagree. Honestly it's more the family and friends rather than anything else at this stage in our life. The investment in Bali was amazing. It was paying great on the rental market. Like I say in the video. I ran 30 year numbers with all the scenarios I could think of both good and bad with pretty conservative numbers on both sides and that's what eventually sealed our decision to sell.

@Mavo1989 I guess my point is both directions are profitable and both would suit different people in different situations. The direction we have chosen to take still gives us great profit and the ability to retire in Australia despite the cost of living difference.

Focal length is normally measured from the sensor not from the start of the lens but no even the length of the lens wouldn't account for the difference

I didn't experience this problem. Have you reached out to Samyang support to let them know about this one? It could be your copy of the lens because mine doesn't do this.

@@RoryandCasey The case was consulted with the manufacturer. According to the Samyang Optics: "We have reviewed the videos you sent. However, I did not understand whether these two videos are comparing our lens with another lens or if they indicate a difference due to the settings. If these are comparison videos, the settings in the first video and the second video are different. The first video has the burst mode activated, while the second one does not. Putting aside our understanding of the videos, it is true that our lens has a slower burst speed compared to other lenses. This is related to the aperture operation speed and we are currently reviewing whether it can be improved through firmware updates. We will provide feedback separately once the improvement plan is confirmed". The lens is sent back as working within specifications - there is nothing that can be done from service side. Please observe if new firmware is released.

@@RoryandCasey maybe you just didn't notice the network, it's a problem that samyang employees know about and solve it with firmware

It maybe just me not understanding what youre describing. If it's the slowing of shutter speed with aperture change then yes I've noticed this and mentioned it in the video and Samyang are working on a fix but I've experienced no blackout during use.

Hey mate! Yeah was great to meet you too! So random bumping into each other! I haven't noticed any issues above f8. I was using it at F16 at one point and it was focussing fine. I do suspect that this may be a slightly upgraded version to the Sony version. It doesn't have the barrel creep so they've definitely changed at least that so I suspect it's maybe not quite identical.

Haha whoops I had in my head it was 1100 grams. Still doesn't feel much heavier in the hand. The lens itself has no stabilisation so it'll be the same as any other unstabalised lens

@@RoryandCasey but some Samyang lenses on Sony E mount don't transmit focal length information while recording. So if you zoom while recording, the stabilization can get significantly worse as it is set to the focal length you start the clip at. Can you check if the camera shows the focal length while recording and zooming, like it does with all Lumix and Sigma lenses?
